Texas property tax calculator
Texas has no state income tax but relies on local property taxes. Get an estimate for your county or apply the homestead exemptions to your own rates.
How it's calculated
Texas rates are per $100 of taxable value and each taxing unit (county, city, school district, special districts) sets its own. School districts must exempt $140,000 of a residence homestead, and an additional $60,000 for owners 65 or older or disabled, who also get a ceiling on school taxes. Counties that collect farm-to-market or flood control taxes give a $3,000 exemption, and any taxing unit may adopt a local-option exemption of up to 20% of appraised value (minimum $5,000). Our calculation applies the local option to non-school rates only.
Quick estimate: home value × the county's effective tax rate. We compute that rate for every county in Florida, Texas and Arizona as the median real estate taxes paid by homeowners divided by the median home value, from the U.S. Census Bureau's American Community Survey 2020-2024. It describes what owner-occupants actually pay on average — after the homestead exemptions and assessment caps most of them already have — not the legal rate of any taxing district.
With your own rates: taxable value = assessed value − exemptions, and tax = taxable value × rate. Florida: the first $25,000 of a homestead is exempt from all taxes and an additional exemption of up to $26,411 in 2026 (adjusted each year for inflation) applies to the assessed value above $50,000, for non-school taxes only. Texas: school districts must exempt $140,000 of a residence homestead, plus $60,000 more for owners 65 or older or disabled; cities and counties may add a local-option exemption of up to 20% (at least $5,000). Arizona: a primary residence is assessed at 10% of its limited property value, and the rate is applied per $100 of that assessed value.
This is an estimate. Your bill depends on your exact taxing districts, special assessments and your assessed value, which can be far below market value if you have owned the home for years (and can reset after a purchase). Check the property appraiser or appraisal district for your parcel.

Frequently asked questions
How much is the Texas homestead exemption?
For school district taxes, $140,000 of your home's value, plus $60,000 more if you are 65 or older or disabled. Cities, counties and other units may offer their own local-option exemptions.
Why are property taxes high in Texas?
Texas has no state income tax, so schools, counties and cities rely heavily on property taxes. That is why the effective rates in our county table are higher than in Florida or Arizona.
Is there a cap on Texas homestead appraisals?
Yes. The appraised value of a residence homestead cannot increase more than 10% a year for tax purposes, even if the market value rises more.
How is property tax calculated?
The county appraiser or assessor sets an assessed value, exemptions are subtracted to get the taxable value, and each taxing unit (county, city, school district, special districts) applies its rate. Your bill is the sum.
What is an effective property tax rate?
The tax actually paid as a percentage of the home's market value. It is lower than the nominal rate when exemptions or assessment caps apply, which is why it is the best quick way to compare counties.
