Data Sources
Dupica brings together public, official information so you can compare real estate brokerages and agents with confidence. Here is where each piece of information comes from, how we check it and how often it is updated.
Real estate licenses
Every brokerage and agent profile starts from the public license records published by each state’s real estate regulator:
| State | Regulator | What we use |
|---|---|---|
| Florida | Florida Department of Business and Professional Regulation (DBPR), Division of Real Estate | Active brokerage, office, broker and sales associate licenses: name, license number, type, status, office address and the brokerage each agent works for. |
| Texas | Texas Real Estate Commission (TREC), through the Texas Open Data Portal | Active broker and sales agent licenses: name, license number, type, status, county and sponsoring broker. Texas law does not allow TREC to publish license holders’ addresses, phone numbers or emails, so Texas profiles show the county until the brokerage completes its profile. |
| Arizona | Arizona Department of Real Estate (ADRE) | Active real estate entity, branch, broker and salesperson licenses: name, license number, type, status, office address and employing broker. |
We show only active licenses. Agents’ home addresses are never published, even when they appear in a license record. Regulators update their records often (daily in Texas, weekly in Florida); we refresh Dupica from these records periodically, so a recent change may take a few weeks to appear. Always confirm a license directly with the state regulator before hiring a professional.
Verified profiles and the Dupica Seal
- Unverified profile: created from public license records; nobody from the brokerage has claimed it yet.
- Claimed profile: the brokerage proved it controls the profile, for example with an email at its own web domain, a code on its website, or documents we review manually. Agents who claim their profile must match their license and be approved by their brokerage.
- Dupica Seal: shown on brokerages with a paid plan (Featured, Top City or Top County) that have committed to keep their information current and respond to Dupica users. The Seal is not an audit, certification or recommendation by Dupica.
Information that a brokerage adds to its claimed profile (description, logo, services, languages, links) is provided by the brokerage, which is responsible for it.
Ratings, reviews and photos from Google
When a brokerage is linked to its Google Maps listing, its rating, number of reviews, recent reviews and photos are shown live from Google Maps Platform each time the page loads. Dupica does not write, edit, filter or store these reviews; we keep only the Google Place ID that links the profile to its Google listing. This content belongs to Google and its contributors and is subject to the Google Maps/Google Earth Additional Terms of Service and the Google Privacy Policy.
Home value estimates
Our free estimator combines:
- U.S. Census Bureau, American Community Survey (ACS) 5-year estimates: median value of owner-occupied homes and other housing characteristics by ZIP code (ZCTA), city, county and state.
- Federal Housing Finance Agency (FHFA) House Price Index: to bring those values up to date with price changes in the area since the survey period.
- The details you provide (property type, bedrooms, bathrooms, size, year built, condition and features), compared with the typical home in the area.
The result shows the data level used (ZIP code, city, county or state). We update the statistics when the Census Bureau and FHFA publish new releases. Estimates are informational only and are not an appraisal. Dupica uses these public data but is not endorsed or certified by the Census Bureau or FHFA.
Corrections
If you find an error, a brokerage can claim its profile for free and fix it right away. Anyone can ask us to correct or remove a profile using our correction or removal form. For errors in a license record itself, contact the state regulator, since we reflect its data.
