How it's calculated

Arizona items fixed by law: county recorders charge a flat $30 per recorded document (A.R.S. § 11-475), so a deed and a deed of trust cost $60 to record. The $2 real estate transfer fee collected on deeds with the affidavit of property value is included in that $30 (A.R.S. § 11-1132). There is no transfer tax. Title insurers file their own rates with the state (A.R.S. § 20-376), so owner's and lender's policies are editable estimates — ask the escrow or title company for a quote.

Closing costs are everything besides the down payment that it takes to transfer the home and fund the loan. We split them into two kinds. Items fixed by law are calculated exactly from state rules: Florida's documentary stamp taxes and intangible tax, title insurance premiums in Florida and Texas (both states set them by regulation, so every title company charges the same premium), and Arizona's flat $30 recording fee per document. Market fees — lender charges, appraisal, settlement or escrow fees, inspections and prepaid items — depend on the companies you choose, so we show editable placeholders.

Buyer side: lender fees, appraisal, the lender's title policy (issued with the owner's policy at a reduced simultaneous rate: $25 in Florida, $100 in Texas), recording, Florida's mortgage taxes, inspections and prepaids. Seller side: Florida's deed tax, the real estate commission, the seller's settlement fee and other payoffs. The owner's title policy goes to whichever side your contract says. Seller credits reduce what the buyer pays at closing and increase the seller's costs.

Your lender must give you a Loan Estimate within three business days of your application and a Closing Disclosure at least three business days before closing. Use them to replace our placeholders with your real numbers.

Frequently asked questions

Does Arizona have a transfer tax?

No. Arizona only collects a $2 fee per deed with the affidavit of property value, and that fee is part of the $30 recording fee rather than an extra charge.

How much does it cost to record a deed in Arizona?

$30 per document, whatever the number of pages, under A.R.S. § 11-475. A purchase with a loan usually records at least a deed and a deed of trust: $60.

Is title insurance regulated in Arizona?

Insurers must file their rate schedules with the state before using them, but unlike Florida and Texas, Arizona does not set one premium for everyone. Compare quotes from more than one title or escrow company.

What are closing costs?

They are the fees and taxes paid at closing on top of the down payment: lender charges, title insurance, government recording fees and transfer taxes, prepaid interest and insurance, and escrow deposits for property taxes. Sellers also have closing costs, mainly the commission, any transfer tax and the payoff of their mortgage.

Who pays closing costs, the buyer or the seller?

Both pay some. Who pays each item (for example the owner's title policy or a transfer tax) is set in the purchase contract and can be negotiated, and the seller can agree to give the buyer a credit toward closing costs. The calculator lets you choose who pays the owner's title policy and enter a seller credit.
