Home sale proceeds calculator: how much will I net?
Start with the sale price, subtract what you owe and every selling cost, and see the cash you take home from closing.
How it's calculated
Net proceeds = sale price − mortgage payoff − commissions − seller closing costs − credits to the buyer − preparation costs. Florida sellers usually also pay the documentary stamp tax on the deed ($0.70 per $100; Miami-Dade $0.60 plus a $0.45 surtax on non-single-family property); in Florida and Texas, if you pay the owner's title policy, we use the state-promulgated premium. Texas and Arizona have no transfer tax.
Your payoff amount is higher than the balance on your statement: it includes interest up to the payoff date and any fees, so ask your servicer for a payoff letter. Property taxes and HOA dues are also prorated at closing, and capital gains tax may apply later — talk to a tax professional.
Frequently asked questions
How much will I make selling my house?
Subtract from the price what you owe on the mortgage and your selling costs: commissions, transfer taxes where they exist, title and settlement fees, credits to the buyer and preparation costs. The calculator breaks each one down.
Do I have to pay the buyer's agent?
No law requires it. Since the August 2024 practice changes, offers of compensation to buyer brokers are no longer made on NAR-affiliated MLSs and buyers sign a written agreement with their agent. A seller can still agree to pay part or all of the buyer's agent compensation as part of the deal.
What does a seller pay at closing in Florida?
Typically the deed doc stamps, the commission it agreed to, its share of title and settlement fees, the owner's title policy if the contract assigns it to the seller, prorated property taxes and any mortgage payoff.
